I am often asked when the bottom of the real estate actually hit and how it has been doing since then. The down turn began towards the end of 2006 (late to get on board but lucky for those who waited!) basically the last year for the subprime frenzy. it continued on its downward trajectory, hitting the bottom hard in 2008, the year of the "great recession".
I recently came across an interesting historical statistic. 30+ years ago the average size of a home in America was 1500 sq. feet. Today the average is closer to 2500 sq. ft. Result? Prices today per sq ft are about the same as over the last 45 years! They may seem very high to us because they are up 25% from their lows in 2011, but we are still below the long term average. Surprising, no?
Inventory remains low with a 3.3 months’ supply, well below the classic balance supply of 5-6 months. The builders are rushing to keep up with the demand, with 1519 permits issued, a 17.8 increase over the same period last year. What to do? Despite rising interest rates, the interest in buying in the NE Florida area remains strong However, potential sellers are well-placed to make a move now, with our median sales price over 322k. As usual, the St Augustine "niche" beats out the Jacksonville area in pricing. The ever-increasing popularity of this historic town , the schools, the life style, and amenities have a strong pull that continues to bring in people from all over. This weekend, at an open house, I had several snowbirds that, after years of visiting, have decided now is the right time to buy!
